HOLDING DEPOSIT - One week's rent. This is to reserve a property. Please note; This will be withheld if any relevant person (including any guarantors) withdraw from the Tenancy, fail a 'Right to Rent' check, provide materially significant false or mis-leading information, or fail to sign their tenancy agreement and/or Deed of Guarantee as mutually agreed in writing.
SECURITY DEPOSIT (per tenancy) - Five week's rent. This covers damages or defaults on the part of the tenant during the tenancy.
LOST KEYS OR OTHER SECURITY SERVICES - Tenants are liable for the cost of replacing any lost keys or security devices including remote controls. If the loss results in the need for locks to be changed then the total cost including locksmith, new locks, keys for all parties etc will be borne by the tenant. Replacement keys, where available, will be charged at £20.00 per key.
VARIATION OF CONTRACT - £50.00 inc VAT per agreed variation. To cover the costs associated with taking Landlord's instruction as well as the preparation and execution of new legal documents.
CHANGE OF SHARER - £50.00 inc VAT per replacement tenant. To cover the costs associated with taking Landlord's instruction, new tenant referencing and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents.
EARLY TERMINATION - Should the tenant wish to leave their contract early, they will require consent from the Landlord but will be liable for the Landlord's re-letting costs as well as all rent due under the tenancy until the start date the new tenancy begins. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
